Following the government’s amendments to the coronavirus regulations, as of 13 May residents in England are now able to move home. Below, we look at some of the FAQs when buying/ selling a home along with some issues you may face in the current climate.

How can I view a house?

A large majority of estate agents will have their listings available to view on their websites, including floor plans, images of the property and information on the location. An additional tool we are seeing more of is the use of 360° virtual tours. This allows viewers to gain a better understanding of the layout of a property and helps the buyer decide if their criteria is met.

From a seller’s point of view, estate agents are now allowed to enter a home to take images and record content for a 360° virtual tour. However, this must be carried out under the social distancing and safety rules laid out by the government.

Can physical viewings take place?

Although all viewings should take place virtually wherever possible, if you intend to move into the house, you can visit the property.

The government has provided the following guidance:

  • Viewings should be conducted by appointment only.

  • If your property is being viewed, you should open all the internal doors prior to the viewing, and allow access to hand washing facilities and ideally separate towels/paper towels.

  • We encourage that you vacate your property whilst viewings are taking place in order to minimise your contact with those not in your household.

  • When viewing a property, all parties should wash their hands and avoid touching surfaces where possible. Agents will ask you to restrict the number of people who accompany you on a viewing so that social distancing can be practised, and only those in your immediate household should be there.

  • Agents accompanying clients on a viewing should follow social distancing rules wherever possible.

  • Where viewings are unaccompanied, agents should make sure viewers and homeowners understand how they should conduct themselves.

  • Once the viewing has taken place, the homeowner should ensure surfaces, such as door handles, are cleaned with standard household cleaning products and towels disposed of safely or washed as appropriate.

Can I still make/ receive an offer?

There are currently no government restrictions on making or receiving offers. However, there may be a delay on the process. With the re-opening of estate agents, there will be agents available to help with this process.

Can I still exchange contracts?

Yes – although, as each case is individual. This is the time to speak to your solicitor for advice as to whether this is the best time to exchange contracts. Once exchanged, you are bound by your obligations under the Law Society’s “Standard Conditions of Sale”.

Can property searches and surveys still be carried out?

Yes, there are no restrictions on the types of surveys available. Surveyors can visit plots you wish to purchase however, all of the safety precautions listed above should be followed.

Will I experience any delays in the process?

It is possible. Most businesses will be experiencing a backlog of work, due to the time that was lost whilst companies and homeowners adjusted to the new rules and regulations. This can also mean a delay in local searches as many local councils are running on reduced staffing levels.

As well as the above, you will encounter delays if someone in your chain is showing symptoms of Covid-19 or has tested positive. Your legal adviser will be able to assist you with arranging a new completion date.
